Portfolio Driving Tour

THA owns and manages a varied portfolio of properties. They are multifamily properties, single-family homes, and properties we use for business purposes.

THA’s residential properties include over 1,300 dwelling units. They vary in their design, size, financing and levels of affordability. These properties are in nearly every Tacoma neighborhood (and one in Lakewood!). They include seven apartment buildings reserved for seniors and persons with disabilities, six developments for families, and the community of New Salishan.

On this driving tour, you will see all of our family properties as you explore the great city of Tacoma.

Beginning at THA’s headquarters at 902 S L Street and ending at the site of our commercial property, James Center North/Aviva Crossing, the entire tour takes approximately one and half hours depending on traffic.

Housing Hilltop

For several years, THA, the Hilltop community, and other local groups have been planning for the changes coming to the Hilltop due to the installation of the light rail.

While there are benefits from this investment, the community also clearly identified fear of losing its cultural identity, losing housing affordability and retail space no longer being affordable to small and BIPOC businesses. THA is making efforts to address these concerns in its Housing Hilltop development.

Development Plans

  • 231 affordable housing units.
  • 13,000 square feet of commercial retail space, including a 10,000-square-foot performing arts and community gathering space.
  • Housing policies that will allow households that have been displaced from the Hilltop to return to the neighborhood.

Located in the heart of Hilltop, The Rise at 19th features 64 beautiful, modern apartments with amazing views, a variety of family-friendly amenities, and a beautiful outdoor art piece titled, “The Jewels” created by Diane Hansen. Hillside Terrace properties

The 2300 block of Hillside Terrace is a family community of beautiful townhome apartments in the heart of downtown Tacoma. The neighborhood surrounds a center courtyard, and features many nearby amenities, and close proximity to McCarver Park.

One of the newest and most unique properties in THA’s portfolio, the Arlington Apartments opened in 2020 exclusively for young adults, 18 to 24 years old, who are experiencing homelessness, transitioning from foster care, or on the threshold of homelessness.

The YMCA of Greater Seattle is on-site offering case management services, mental health support, substance use disorder counseling, and life skills training.

Salishan

Our flagship property, the neighborhood of Salishan was originally built in 1942 when it became one of the region’s first intentionally racially integrated neighborhoods. In 2001, THA began a $225 million redevelopment of the Salishan neighborhood.

The lone THA-owned property in Lakewood, Prairie Oaks is a mixed-use housing development owned by THA and operated by a third-party property management company.

Built in 2016, the Prairie Oaks complex includes a playground and a service center equipped with meeting rooms, computers, laundry, a shower, and a book nook for children. This property complies with Evergreen Sustainable Development Standards as well as the MBE/WBE goals set by THA.

Bergerson Terrace

Perhaps the most colorful family property in THA’s portfolio, Bergerson Terrace is located in southwest Tacoma. The property is comprised of 72 single-level units spread out across several midrise buildings, complete with a state-of-the-art playground surrounded by a colorful mural painted by a group of Tacoma artists.

North Highland Court

Acquired in 2022, the 35-unit North Highland Court apartment complex becomes only the third THA-owned property in the north end. The property was purchased to give voucher shoppers an option in the desirable north end neighborhood.

THA hired third-party property management company Spinnaker Property Management to manage the property, and voucher shoppers are prioritized as units become available.

Outrigger Apartments

Outrigger is a medium-sized development in west Tacoma consisting of 49 units of low-income and market-rate housing. 50% of the one and two-bedroom units that make up the complex are required to be rented to residents with gross annual income at or below 80% of the Pierce County Median income.

The property is managed by third-party property management company, Spinnaker Property Management.

Highland Crest

Purchased by THA in 2017, Highland Crest Apartments is within walking distance of Tacoma Community College. It is a 73-unit multifamily project built in 2000.

James Center North/Aviva Crossing

James Center North is an existing commercial center located at 19th and Mildred, across from the Tacoma Community College Campus and Pierce Transit Center. THA purchased the 6.92-acre lot as it offers a unique opportunity to acquire a property that may be redeveloped to provide both market rate and affordable rental housing in a mixed-use setting that is adjacent to a transit center and within walking distance of grocery stores, parks, a community college, and public schools.

Although plans for the site remain in flux, THA renamed the property Aviva Crossing in 2022 in honor of the exciting possibilities the property represents.
