Homeownership Voucher Program (Section 8(y))
THA also helps low-income households pay their mortgage. If you are currently on THA’s Housing Choice Voucher Program (Section 8) you may be eligible for a new program that may help you buy a home. This program is called the Section 8(y) Homeownership Program. It is a small program and spaces are always very limited.

This program works much like the Housing Choice Voucher Program except your Voucher would help you pay the mortgage instead of the rent. To be eligible for the Homeownership Program, you must meet the following criteria:

-Be a current participant receiving Section 8 rental assistance.

-Be employed full-time for a year (elderly and disabled individuals exempt).

-Be in full compliance with your lease.

-Not have owned a home in the past 3 years.

-Use your Voucher to buy a home within THAs jurisdiction.

-Meet income eligibility requirements.

Once THA determines that you are eligible you must attend homeownership education classes that THA arranges. These classes will teach you what it takes to finance a home purchase, to buy a home and to keep and maintain it. When THA determines that you are mortgage ready, you can seek financing at the lender of your choice. Once a lender pre-approves you for a mortgage, you can begin shopping for a home. After you have found a home in your price range, had it inspected and met THA and financing requirements, you can close on your home and move in! THA will make a subsidy payment directly to your lender towards your mortgage each month.

Homeownership Education
THA’s Homeownership Education Program serves all residents of its public housing communities. The Homeownership Education Program teaches people about buying and owning a home, including the advantages and risks of doing so. It also tells them about the various programs that may help them do it if they are interested.
