Most of THA's activities fall into one of four categories. Together they encompass THA's most important work.
Housing Development
THA builds or rehabilitates housing and other properties. Projects include housing developments on unimproved land, demolition and rebuilding, and rehabilitation of housing.
Property Management
THA manages much of its own portfolio, both residential and administrative facilities. It also oversees the private fee managers of its other properties.
Assistance
THA provides five types of assistance to its customers. Providing this assistance is the core of THA's mission.

Rental Housing
THA rents its own housing to eligible persons and households. In this capacity, THA is the Tacoma's largest residential largest landlord.
Rental Assistance
THA helps eligible persons and households by paying a portion of the rent from private landlords.
Home Purchase Assistance
THA helps first time home buyers purchase a home.
Human Services
THA provides human services to persons receiving its housing assistance. It does for several reasons. Some of them need help to succeed as tenants. Elderly or disabled persons, for example, may need help to live independently. Families coming from homelessness, domestic violence or other trauma may need help to stabilize. More importantly, THA also wants them to succeed not just as tenants, but as parents, students and wage earners. In this way, THA wants its housing programs to be a transforming experience for assisted families to help them become less reliant on the assistance. Services make this more likely to happen.
Information and Referral
THA must turn away most people who seek its assistance. The need is so great and THA's resources are not enough. When this happens, THA provides people with information and referral to other resources that may help.

Advocacy and Policy Assistance THA advocates on behalf of its works and for the interests of the people and communities it serves. In this capacity, it makes its expertise and information available to the community and its representatives.
